Terms of Service

1. Agreement to Terms

By accessing or using the services provided by OS Property Services ("Company", "we", "us", or "our"), you agree to be bound by these Terms of Service. If you disagree with any part of these terms, you may not access our services.

2. Services

OS Property Services provides commercial property maintenance services throughout the Lower Mainland, including but not limited to:

• Building maintenance and repairs
• Temporary staffing (4th & 5th class power engineers)
• Parkade power sweeping
• Pressure washing and exterior cleaning
• Painting and drywall services
• Handyman services
• Electrical services and lighting supply
• HVAC filter supply
• Window cleaning (interior and exterior)
• Janitorial services
• Preventative maintenance programs

3. Service Agreements

All services are subject to a written agreement between OS Property Services and the client. Service scope, pricing, timelines, and specific terms will be outlined in individual contracts or work orders. These Terms of Service supplement, but do not replace, individual service agreements.

4. Payment Terms

Payment terms will be specified in individual service agreements. Standard terms include:

• Invoices are typically due within 30 days of issue date
• Late payments may incur interest charges as specified in service agreements
• Payment must be received before work commences on new projects unless otherwise agreed
• Recurring services require payment in accordance with the agreed schedule

5. Cancellations and Rescheduling

Cancellations or rescheduling requests must be made at least 24 hours in advance. Late cancellations may be subject to fees as outlined in your service agreement. Emergency services may have different cancellation policies.

6. Access and Site Conditions

Clients are responsible for providing safe and reasonable access to work areas. This includes ensuring clear pathways, availability of power and water as needed, and notification of any hazardous conditions. We reserve the right to postpone work if site conditions are deemed unsafe.

7. Insurance and Liability

OS Property Services maintains comprehensive general liability insurance and Workers' Compensation coverage. We are fully licensed and bonded. Proof of insurance is available upon request. Our liability is limited to the terms specified in individual service agreements.

8. Warranties

We warrant that all services will be performed in a professional and workmanlike manner. Specific warranties on materials and workmanship will be outlined in individual service agreements. Warranty periods vary by service type.

9. Limitation of Liability

To the maximum extent permitted by law, OS Property Services shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to our services. Our total liability shall not exceed the amount paid for the specific service giving rise to the claim.

10. Intellectual Property

All content on the OS Property Services website, including text, graphics, logos, and images, is the property of OS Property Services and is protected by copyright and trademark laws. Unauthorized use of any content is prohibited.

11. Privacy

Your use of our services is also governed by our Privacy Policy. Please review our Privacy Policy to understand our practices regarding the collection and use of your information.

12. Modifications to Terms

We reserve the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to our website. Your continued use of our services following any changes constitutes acceptance of those changes.

These Terms of Service shall be governed by and construed in accordance with the laws of the Province of British Columbia and the federal laws of Canada applicable therein. Any disputes shall be subject to the exclusive jurisdiction of the courts of British Columbia.
